Four Communities and One Connected Digital Strategy
When a property group manages several communities, digital marketing needs to do two things well. It must give every project a clear local identity while ensuring the wider portfolio benefits from one connected strategy.
That is the approach we take with Integra Group across Aberdeen in Ballarat, Lucas, ViewPoint in Huntly and Havenwood. Each community is at a different stage, speaks to a different audience and has its own priorities. Our role is to translate those differences into coordinated Google and Meta campaigns that build visibility, bring the right people to each website and create opportunities for enquiry.
The result is a portfolio approach that is consistent without becoming generic. Strategy, measurement and optimisation are connected across the group, while the campaigns themselves remain grounded in the location, lifestyle and buyer priorities of each community.
A distinct role for each channel
Google and Meta are not asked to do the same job. Meta helps each community reach and re-engage prospective buyers through timely, relevant messages. It introduces the lifestyle, location, available land, project milestones and reasons to take a closer look. Google captures people already searching for land, house and land packages or a particular community.
Used together, the channels support more of the buyer journey. Meta creates familiarity and encourages discovery. Google responds when interest becomes active intent. Website and conversion data then show us where the journey is working and where it needs refinement.
This connected view matters. A high volume of traffic is useful only when it is relevant, and conversions are more valuable when we understand the campaign, search behaviour and message that helped produce them.
Strategy is an ongoing process
Digital performance is not produced by setting campaigns live and leaving them alone. Property advertising changes quickly. Search demand shifts, creative wears out, new releases create fresh reasons to act and tracking changes can affect how platforms learn and report.
Our work across the Integra portfolio includes monitoring search terms, refining keywords and bidding, testing campaign messages, refreshing creative, balancing prospecting with retargeting and checking the quality of website activity. Where a metric softens, we look beyond the headline number. The right response may be a new message, a landing page improvement, a budget shift or time for updated conversion tracking to stabilise.
The value of a portfolio approach is that learning does not remain isolated within one project. We can see broader audience patterns while protecting what makes each community different. The result is a digital program that is coordinated, but never generic.
The value of a connected portfolio approach
For Integra Group, the combined strategy is creating a stronger digital presence across four distinct communities. Prospective buyers can discover each project through relevant social content, find it again when they move into active search and encounter messaging that reflects the community they are considering.
For the project teams, a shared framework also brings greater clarity to decision-making. Campaign performance can be reviewed in context, learning can be carried across the portfolio and investment can be adjusted as priorities change. That is what an effective digital strategy should do. It should connect brand, audience, channel and timing, then keep evolving as the market responds.
